Rooflight and Skylight Services
Ten things, all of them glass set into a roof. After that the jobs diverge quickly.

Everything on this site is glass set into a roof. After that the jobs diverge fast, and the differences are worth understanding before you ask anyone for a price, because the wrong product in the right roof is a more expensive mistake than the wrong price.
By the roof you have

A flat roof takes a rooflight on a kerb. That is the flat roof rooflight for most extensions, a roof lantern where you want a pitched glazed structure rather than a flat pane, and a walk-on unit where the roof is also a floor.
A pitched roof takes a window in the plane of the covering: a roof window, very often a VELUX, and in the historic parts of the borough a conservation rooflight that sits nearly flush.
A room with no roof of its own, an internal hallway or a windowless bathroom, takes a sun tunnel.
By what you are trying to solve

Something has failed. Misted, leaking, or simply old. That is replacement, and it is the most common call we take.
The room is too hot, or too cold, or the bills are wrong. That is a glass specification question and it lives on energy efficient rooflights.
You cannot reach it to open it. That is electric and opening rooflights.
What we do not do

Commercial and industrial rooflights. Polycarbonate domes on houses. Conservatory roof replacements. General roofing.
That list is deliberate. A firm that says yes to all of it is a general roofer with a rooflight page, and the detailing that makes a rooflight last is the part that gets lost when it is one job among many.
What we do, and how to choose

Everything we do is a hole in a roof with glass in it. The differences between the services below are about what kind of roof, what kind of glass, and what the room underneath is for.
Start with the roof
The first fork is pitched or flat, because it determines almost everything else.
Pitched roof. A roof window sits in the plane of the slope. On a loft conversion, a bedroom in the roof, or a slope over a landing, this is the product. Where the property is listed, in a conservation area, or simply old enough that appearance matters, a conservation rooflight does the same job in a form that sits lower and reads as historic. Where you want daylight in a room with no external wall and no roof slope available, a sun tunnel brings it down a mirrored tube.
Flat roof. A flat roof rooflight sits on a kerb and is the standard answer over an extension. Where the extension is large or the room formal, a roof lantern gives height, structure and a great deal more light. Where there is a terrace above habitable space, walk on glazing puts daylight under a surface people stand on.
Then the room
A rooflight over a kitchen is doing a different job from one over a bathroom or a bedroom.
Rooms that get hot need ventilation at high level, which points at an opening unit and usually at a motorised one with a rain sensor. Rooms that face south or west need solar control glass whatever else is decided. Bedrooms need blackout provision planned rather than added later. Bathrooms need obscure glazing considered and the extract fan checked, because a rooflight does not ventilate a room on its own.
Replacement rather than new
A large part of what we do is not a new opening at all. Misted units, failed seals, leaking flashings, rotten timber around an old frame and windows that no longer close are all replacement work, and it is a different conversation from a new installation.
If you have an existing unit that has failed, start there rather than with a new product. The opening is usually reusable, which makes it the cheapest job in this trade, and the specification of the replacement is a separate decision from whether to replace at all.
What every job includes
A survey before a fixed price, an itemised written quotation that names the product and the flashing kit rather than describing a rooflight in general terms, the insulation collar as standard rather than as an extra, disposal of what comes out, and a ten year guarantee on our workmanship alongside the manufacturer’s warranty on the product.
Where the work is notifiable we handle Building Control. Where consent is needed we prepare the material for the application. Neither is charged as a separate consultancy.
Not sure which you need
Send a photograph of the roof and a description of the room. Between those two we can usually tell you which service page applies and roughly what to expect, without anyone visiting, and that costs nothing.
One installer for the whole job
Everything on this page is done by us rather than subcontracted out. The survey, the specification, the order, the fitting, the weathering, the making good and the guarantee are one company, which means there is nobody to point at when something needs sorting out.
