VELUX and replacement

Can you replace a rooflight from inside the room?

Partly. The sash comes out from inside, the flashing does not.

Partly, and the distinction matters for what it costs.

What can be done from inside

On most pitched roof windows the sash can be removed from inside, and on some models the sealed unit alone can be changed from inside with the frame in place.

So a glass-only replacement on the right model is genuinely an internal job, and that is a real saving because no roof access is needed.

What cannot

Replacing the whole window means dealing with the flashing, and the flashing is on the outside under the tiles. Tiles have to be lifted, soakers interleaved course by course, the underlay collar dressed and the head flashing set.

None of that is reachable from inside, and it is the part that makes the window watertight.

Anyone offering a full replacement entirely from inside is not fitting the flashing properly, and that is the component that decides whether it leaks.

Flat roof rooflights

Effectively always external. The unit sits on a kerb and the covering is dressed up that kerb and terminated under the frame. Replacing it means working on the roof surface.

The compensation is that a single storey flat roof is usually reachable from a tower rather than scaffold.

Why it matters for price

Access is often the largest single variable. A job that genuinely can be done from inside avoids it entirely, which is worth asking about specifically if your window is on a difficult elevation.

Send us a photograph of the data plate and we can tell you whether a glass-only internal replacement is possible on your model.

Sometimes, and it is rarer than the marketing suggests

Some manufacturers offer designs and replacement systems that allow a unit to be changed largely from inside, and on a first floor pitched roof window with a sound existing frame it can genuinely be done that way.

What cannot be done from inside is the weathering, and the weathering is the job.

Why the outside matters

A roof window is weathered by three things, all of them outside the frame: the underlay collar, which carries water running down the roof membrane around the opening; the flashing kit, which seals the junction between window and covering; and the covering itself, reinstated over the flashing rather than under it.

Reaching all three means lifting tiles or slates around the opening. There is no way to do that from inside the room.

Where an existing flashing is being reused, you are relying on a component that has been on the roof for the same twenty five years as the unit that has just failed, and which was fitted to a different frame. That is a false economy on any roof, and on an exposed one it is where the next leak comes from.

Where a partial inside job is genuine

Replacing the sash only. On some models the sash lifts out and a new one goes in while the frame stays. Where the frame is sound and under fifteen years old, that is a legitimate repair and it is quick.

Replacing the glazing only. On units where the sealed unit is held by a removable bead rather than bonded into the sash, the glass alone can be changed. Whether it is worth doing is a separate question, because most of the cost of this job is getting to the window rather than the component.

Servicing. Gaskets, filters, handles, hinges and actuators are all accessible from inside.

What we do

We work from outside for a full replacement, because that is the only way to guarantee the weathering, and it is the weathering that our ten year guarantee covers.

On a single storey rear slope that means a tower, which costs little. On a second storey or a front elevation it means scaffold, which is a real line on the quotation and the reason the same window costs different amounts on different houses.

The honest comparison

An inside only replacement is faster and cheaper on the day. It reuses flashings of unknown condition, it cannot inspect the timber around the opening, and it cannot correct an underlay collar that was wrong to begin with.

Where a unit has failed early, the cause is frequently one of those three things, and repeating them buys you another failure rather than another twenty five years.

Sometimes, and it is not usually the better option

Some manufacturers design their windows so the sash can be removed from inside and the frame withdrawn into the room, which means the covering does not have to come off from a scaffold.

Where that applies and the replacement is the same model and size, the work can be done substantially from inside.

What still has to happen outside

The flashing. A flashing kit is size specific and it interleaves with the covering, which means tiles or slates around the opening come off and go back regardless of where the fitter is standing.

On a like for like replacement with an existing sound flashing, some of that can be minimised. On any change of size, or any covering that needs the flashing renewed, it cannot.

So an internal replacement usually still needs roof access, just less of it.

Where it genuinely helps

On a high or awkward roof where scaffolding is expensive or difficult to erect. Reducing time on the roof reduces the access cost, and that is frequently the largest line on the job.

And in a terrace with no side access, where getting a scaffold in is a significant undertaking.

What you give up

Sight of the timber and the underlay. A replacement is the one occasion the structure around the opening is exposed, and on a twenty five year old window that has been leaking slowly, that inspection is worth having.

Working entirely from inside can mean rot goes unseen for another twenty years.
