Electric rooflights

Can rooflights be opened electrically?

Yes, and on a flat roof it is the only version anyone actually uses.

Yes. Nearly every manufacturer offers an electric opening version, and on a flat roof it is the sensible default because the unit is above reach by definition.

How it works

A chain actuator in the frame drives a rigid chain out of a housing, pushing the sash open, typically 200mm to 400mm. Controlled by a remote, a wall switch, or both, and optionally with a rain sensor.

Mains or solar

Mains is faster and more capable, and it needs a cable at the window. During a build that is trivial. Afterwards it means lifting boards.

Solar carries its own panel and battery and needs no wiring at all, which makes it the usual answer for retrofitting to an existing finished room. Slower, more expensive than manual, and it works fine in this country including on a north facing slope.

Why bother

Because a manual rooflight above reach is a rooflight that stays shut. And because an opening at the highest point of a room removes warm humid air by stack effect, drawing cooler air in behind it. In a kitchen it does more for summer comfort than anything except solar control glass.

An opening unit is heavier and needs power. Even if you fit a fixed or manual unit, run a capped cable to the position at first fix. It costs almost nothing and it is the difference between a cheap upgrade later and an expensive one.

Yes, and there are three ways to do it

Most manufacturers offer a motorised version of their opening units, and on flat roof rooflights an electric vent is a standard option rather than a special order.

Mains electric. A chain actuator driven from the household supply, with a wall switch, a handheld remote and usually a rain sensor. Fastest in operation, fifteen to thirty seconds, and it allows the wall switch, which matters more than people expect.

Solar. The same actuator run from a photovoltaic panel and a rechargeable battery on the unit itself. No wiring at all. Slower, thirty to sixty seconds, and unaffected by a power cut.

Retrofit kits. Many manual units can be motorised later with a kit rather than replacing the window. Worth asking about before assuming a new unit is needed.

Where the cost sits

Not the motor. The wiring.

During a build or a loft conversion at first fix, a cable to the rooflight position is a few metres clipped to a joist before the plasterboard goes on: twenty minutes. Into a finished room it means lifting flooring above or ceiling below, chasing a wall for the switch drop, making good and redecorating: a day and a half plus decoration.

The same window, the same actuator, and a completely different job. This is why solar exists and why it is usually the right answer for a retrofit.

The advice worth taking

If any work is being done near the rooflight position, run a capped cable to it even if you fit a manual unit. It costs almost nothing at first fix, it is terminated in an accessible enclosure, and it turns a future upgrade from a disruptive job into a cheap one.

Photograph where it is before the ceiling closes. The single most common regret in this trade is fitting manual to save the premium and wanting a motor two years later.

Controls

A handheld remote comes with most systems and is permanently in another room.

A wall switch is the one people skip and then wish they had. Always in the same place, usable by anyone without being shown, and it works when a battery is flat. It belongs beside the light switches at the room entrance rather than under the rooflight.

Smart home integration works and adds a dependency: a rooflight that opens by app is a rooflight that does not open when the hub is down or the network is out. Over a twenty five year life that is not unlikely, so a physical control alongside it is not a luxury.

Rain sensors and power cuts

A rain sensor closes the window automatically when it starts raining, and it is the feature that actually makes a high level rooflight get used, because you can leave it open without thinking about it.

In a power cut a chain actuator holds its position mechanically, so nothing falls shut or springs open. The scenario to plan for is open when the power goes and then it rains. Find out at handover whether your unit has a detachable crank or a manual release, and keep it somewhere memorable.

Retrofitting a motor

Many manual units can be motorised later with a kit rather than replaced, which is worth asking about before assuming a new window is needed. Whether a kit exists depends on the model and its age.

Where it does not, and wiring would be disruptive, a solar powered replacement unit is usually cheaper than running mains cable through a finished room.

Ask us

If you have an existing manual unit, send a photograph of the data plate. We can usually tell you whether a retrofit motor kit exists for that model before you consider replacing the window.

Where the wall switch belongs

Beside the light switches at the room entrance rather than under the rooflight itself. That is where people reach for it without being shown, and it is the position that makes the difference between a motorised window that gets used and one that is operated only when somebody remembers where the remote is.

One last point

The cost is in the cable route, not the motor. That single fact explains why the same window costs one thing during a build and several times that as a retrofit.
