Electric rooflights

Do electric rooflights need an electrician?

For the supply, yes. The window and the actuator are ours.

The division is straightforward. We fit the window, the actuator and the controls. The mains supply to it is electrical work.

What needs an electrician

A new circuit from the consumer unit. Notifiable work, and it needs certification.

A new spur off an existing circuit. Usually straightforward, still electrical work.

Anything in a bathroom. Bathroom zoning rules apply and the specification of the fitting and its protection follows from which zone it is in.

What does not

Connecting to an existing suitable supply at the right point. Where a fused connection point is already in place, the window is connected to it as part of our work.

Extra low voltage runs. Many actuators run at low voltage from a transformer, so the cable from the transformer to the window is not mains. The transformer’s own supply is.

Solar avoids the question

A solar powered opener has no mains connection at all. The panel charges a battery in the frame. Nothing is notifiable, no electrician is required, and no cable is run.

That is the main reason it is the usual answer for retrofitting into a finished room.

How we handle it

Where a supply is needed and does not exist, we say so at survey and it goes in the quotation as its own line rather than being buried. You are welcome to use your own electrician; we will tell them what is needed and where.

Where you are building an extension, the sensible thing is to have your electrician run the cable at first fix, before we ever arrive.

For a mains unit, yes

Connecting a mains powered rooflight to the household supply is electrical work and it needs to be done by a competent electrician and certified. Depending on where the work is and what it involves it may also be notifiable under Part P of the Building Regulations.

That is not an obstacle. It is one trade among several on the job, and it is arranged rather than left to you to organise separately.

What the electrical work actually is

A spur from a convenient circuit to a control unit, then a low voltage run from the control unit to the actuator on the window, plus a cable to a wall switch if one is being fitted.

The run from the control unit to the window is usually extra low voltage, which is why the cable can be modest and why the control unit position matters: it wants to be somewhere accessible in the loft or a cupboard rather than buried.

Where the cost sits

Not the connection. The route.

During a build or a loft conversion at first fix, a cable to the rooflight position is a few metres clipped to a joist before the plasterboard goes on. Into a finished room it means lifting flooring above or ceiling below, chasing a wall for the switch drop, making good and redecorating.

The same window, the same actuator, and a completely different job.

How to avoid needing one

A solar powered opener carries its own photovoltaic panel and rechargeable battery, needs no mains connection at all, and therefore needs no electrician. Fitting is a couple of hours with no disruption below.

It works better than people expect: the panel needs daylight rather than direct sun, so it functions on a north facing slope through an English winter. It opens more slowly, thirty to sixty seconds against fifteen to thirty, which nobody notices in use. And it keeps working in a power cut, which mains units do not.

For a retrofit into a finished room, solar is usually the sensible answer for exactly this reason.

The advice worth taking during a build

Run a capped cable to every rooflight position at first fix even if you are fitting manual units. It costs almost nothing then, it is terminated in an accessible enclosure, and it turns a future upgrade from a disruptive job into a cheap one.

Photograph where it is before the ceiling closes. The single most common regret in this trade is saving the electric premium during a build and wanting a motor two years later.

What we arrange

Where a job needs electrical work we coordinate it rather than leaving you to find someone, and the certification comes to you with the rest of the paperwork.

The cheap insurance

During any work near a rooflight position, run a capped cable to it even if you are fitting a manual unit. Twenty minutes at first fix, terminated in an accessible enclosure, and it turns a future upgrade from a disruptive job into a cheap one.

Ask us

Tell us whether the room is finished or under construction. That single fact decides whether mains or solar is the sensible answer, and it changes the price more than the choice of unit does.

Where the control unit goes

Somewhere accessible in the loft or a cupboard rather than buried behind plasterboard. It is the part most likely to need attention over twenty five years, and burying it turns a ten minute job into a disruptive one. We agree the position before the wiring is run rather than putting it wherever is convenient on the day.

One last point

For a retrofit into a finished room, solar is usually the sensible answer, because it needs no electrician, no cable route and no making good. The premium on the unit is far less than the wiring would cost.
