Mistley runs east from Manningtree along the Stour, with Georgian quay buildings, the towers, and a mix of period and later housing behind.

The quay

The buildings along the water are the sensitive ones: Georgian, often listed, highly visible from the quay and from across the estuary. Flush conservation rooflights only, with consent first on listed stock.

There are a number of converted industrial and maltings buildings around here, and they are unusual roofs: large planes, considerable height, and often little natural light in the middle of a deep floor plate. Rooflights are frequently the only way to light the centre of such a building, and a run of units along a slope does far more than one large one.

Access on tall conversions usually means scaffold, and that is priced properly rather than assumed away.

A village with a very particular history

Mistley sits beside Manningtree on the Stour and shares much of its character, with a conservation area covering the historic core and a notable concentration of listed buildings including the Adam towers and the terraces along the quay.

Behind that runs Mistley Heath and the later residential development, which is ordinary work by comparison.

Designation first

The sequence here matters. You establish what is permitted, then choose a unit that satisfies it, then price the work. Doing it the other way round produces a quotation for something that will not be consented.

Listed buildings. Consent is required for a rooflight, always, on any slope, whether or not it can be seen from anywhere. The listing covers the whole building inside and out. There is no rear elevation exception and no de minimis threshold, and carrying out the work without consent is a criminal offence rather than a planning irregularity.

Conservation area. Does not by itself remove permitted development for rooflights on a house. An Article 4 direction does, and directions are common in villages of this quality, particularly on elevations visible from the street or the quay. A short enquiry to the council settles it.

Flats. No permitted development rights at all, designation or not. Any rooflight in a flat needs an application and usually the freeholder’s consent.

What gets approved

Four characteristics, consistently, whatever the wording of the individual decision.

It sits low, close to the plane of the covering rather than standing proud of it, so the roof reads as a roof with a dark rectangle in it rather than a roof with a box on it. It is upright, taller than it is wide, because that is what the original cast iron rooflights were and a wide landscape unit reads as modern immediately. It has a central glazing bar, which is the visual signature of a historic rooflight and whose absence is the most common reason a design is refused. And it is matt black or very dark rather than white or light grey, which read as plastic at any distance.

The roofs

Steep pitches, cut roofs with rafters and purlins, and coverings of handmade clay plain tile, peg tile and slate depending on age and whether the roof has been stripped.

Handmade clay is the most demanding covering in this trade. Small, laid in double lap, irregular by nature and brittle when old. A proportion breaks on removal whatever care is taken, matching weathered tile is genuinely difficult, and the usual answer is to take sound tiles from a rear or hidden slope so the visible elevation stays consistent. On a listed building that approach may itself need describing in the consent application.

Underneath, expect no underlay at all on a roof that has never been stripped. Modern weathering assumes a membrane to lap into; where there is none the detail is built around the opening instead. Normal, more work, and it belongs in the quotation rather than in a conversation on the day.

Estuary exposure

Mistley faces open water and takes weather off the Stour. Stainless fixings rather than plated, a durable exterior finish, and a correctly profiled generously sized flashing kit with a well lapped underlay collar, because wind driven rain is pushed under a covering rather than running down it and the flashing carries almost the whole burden.

On a steel conservation unit, check the powder coating every few years for damage. Exposed steel corrodes in estuary air where timber and aluminium do not.

Sun tunnels

Worth raising here because the older cottages frequently have internal bathrooms or hallways with no external wall and no available slope, and because a sun tunnel is the least visible daylight option there is.

The roof component on a low profile unit sits close to the covering and reads as a small rooflight, which on a rear slope is frequently invisible from any public vantage point. That makes it worth discussing where a full rooflight would not be permitted. It still needs listed building consent on a listed property, because it is not exempt for being small.

Specify rigid rather than flexible, because a flexible foil tube scatters light at every fold and delivers roughly a third of what a rigid mirrored tube of the same diameter gives. Size by diameter, since output goes with area, so 350mm passes about twice the light of 250mm. And insulate the tube where it crosses the cold loft, or condensation forms inside it and arrives at the diffuser looking exactly like a leak.

Timescales and access

Consent is the long part, not the fitting. A listed building consent application runs to months, and a conservation rooflight in a non standard size is manufactured to order with several weeks on top. Start the application first and order the unit second.

Access along the quay and the older lanes is tight, with limited parking and frontages onto the road. Scaffold on the highway needs a licence. On the later residential roads it is straightforward.

An indicative range by email from a photograph, then a fixed written itemised price after survey.

What moves it on a Mistley property is fairly specific. A conservation unit costs meaningfully more than a standard one, and where a standard unit would be consented we will say so rather than defaulting to the expensive product. Handmade clay is slow to lift and a proportion breaks, which is time rather than materials. Access along the quay and the older lanes is limited, and a highway licence for scaffold is a named line. A listed building consent application carries a wait measured in months. And on a building of this age a contingency for decayed timber belongs in the quotation rather than in an invoice later.

Against that, the pitches are steep enough that gravity does much of the weathering work, the openings are usually modest, and a conservation rooflight fitted properly into a good roof will outlast everybody involved.

Reading a quotation

Eight things should be itemised: the unit with model and glazing specification, the flashing kit and profile, the insulation collar, access including any licence, making good and whether decoration is included, disposal, Building Control where notifiable, and the contingency.

Two guarantees matter and they are different things. The manufacturer warrants the product. The installer guarantees the workmanship. Most rooflight problems are installation problems, so the second is the one to ask about, and it is the one most often missing from a cheap quotation.

Blinds and living with the result

Worth settling before the unit is ordered rather than afterwards.

Mass market roof windows have clip in blackout, pleated and venetian blinds that fit exactly and cost far less than made to measure. Steel conservation units, the sort required on listed and Article 4 properties here, generally do not, so blinds become a separate made to measure item fitted to the reveal. Budget for it early.

Internal blinds control light and privacy and do relatively little about heat, because the sun has already entered the room before the blind stops it. An external awning intercepts heat outside the glass and is far more effective on a south or west facing unit.

On a conservation unit the glazing bar divides the view and casts a line across the room, which takes some getting used to from below. It is also the reason the roof looks right from the quay, which is the whole point of choosing that unit over a cheaper one.

What to send us

A photograph of the roof, one of the frontage showing the street and the access, and the address so we can check the listing and conservation position ourselves. For a replacement, photograph the data plate on the sash rather than measuring.

Tell us whether there is side access to the rear. Along the quay and the older lanes that single fact changes the shape of the quotation more than the choice of unit does, because it decides whether scaffold and materials come down a side passage or through the house, and whether a highway licence is needed.

From those we give an indicative range by email, free and without an appointment, then a fixed written itemised price after survey. Where the honest answer is that a particular slope will not be consented, we would rather tell you before a survey than after.

How we work

A survey before a fixed price. An itemised written quotation naming the product, the flashing kit and the insulation collar rather than describing a rooflight in general terms. Disposal of what comes out. A ten year guarantee on our workmanship.

Where consent is needed we prepare the survey, the product drawing and the written description for the application. It covers most domestic cases and it is not charged as a planning consultancy.

Where a standard unit would be consented we will say so rather than defaulting to the more expensive conservation product, and on a rear slope out of public view that is sometimes the honest answer.

Talk to us

Send a photograph of the roof and one of the frontage, and tell us the address so we can check the listing and conservation position ourselves. You will get a realistic range back the same working day wherever possible.

Where the honest answer is that a particular slope will not be consented, we would rather tell you at that point than after a survey. There is no charge for a question.

We cover Mistley and the Stour estuary villages from Colchester. Everything here is done by us rather than subcontracted out: the survey, the specification, the order, the fitting, the weathering, the making good and the guarantee.

Common questions

Asked by people in Mistley

Are the quay buildings listed?

Much of the Georgian quay frontage is, including the towers, and there is conservation designation over the historic area. The period and later housing behind is a different matter, so establish which category a specific property falls into first.

Can a listed quay building take a rooflight?

Only with listed building consent, and the proposal has to be modest and well placed. These are prominent buildings on an open waterfront, so a front-facing unit is very unlikely and a rear slope needs the section drawing and a careful case.

What about the housing behind?

Ordinary work in most cases. Mixed period and later stock, so the survey establishes whether it is a traditional cut roof with a purlin or trussed rafters, and the answer decides the opening position.

Is the exposure a factor on the quay?

More than inland Manningtree, being right on the water. A coastal grade coating is worth specifying on anything aluminium in that position.
