St Osyth is a historic village a little inland of the creek, with a priory at its centre, a conservation area over the old core, and newer coastal development towards the water.

The village core

Listed and period buildings around the priory and the main street, with clay pantile and plain tile roofs. This is conservation rooflight territory, and on the listed stock it is a listed building consent question rather than a permitted development one. Those are different regimes and they get conflated constantly: consent is required for anything affecting character, and cutting a new opening in a historic roof is assessed as a significant intervention.

A conversation with the conservation officer before anything is designed is the fastest route to a real answer, and we will have it on your behalf.

Newer and more varied stock, and salt exposure. Marine grade coatings are worth taking, and the ordinary flat roof rooflight questions apply to the extensions.

St Osyth covers a lot of ground and the building stock changes character across it. There is a historic village core around the Priory and the church, with a conservation area and a significant concentration of listed buildings. There is twentieth century village expansion. And there is the coastal and creekside development toward the beach and the caravan and chalet parks, which is different again.

The village core

Some of the oldest and most sensitive fabric in the Tendring district sits here. Timber framed buildings, handmade clay plain tile and peg tile, steep pitches and irregular historic timber.

On a listed building, listed building consent is required for a rooflight, always, on any slope, whether or not it can be seen from anywhere. There is no rear elevation exception and no small works threshold. Carrying out the work without consent is a criminal offence rather than a planning irregularity, and it attaches to the property, which means it surfaces on sale.

On an unlisted property in the conservation area, permitted development for rooflights survives unless an Article 4 direction removes it. Given the quality of the area, that is worth confirming with the council rather than assuming either way.

Where a timber framed building is involved the frame is frequently part of what is listed, so an opening is positioned to avoid historic rafters and purlins rather than cut through them. That means the survey establishes where a rooflight can go before anyone discusses what it should be, and made to measure sizes are often the answer rather than an indulgence.

Handmade clay is the most demanding covering in this trade. Small, double lapped, irregular, brittle. A proportion breaks on removal, matching weathered tile is genuinely difficult, and the usual answer is to take sound tiles from a hidden slope and place the replacements there. On a listed building that approach may itself need describing in the application.

The coastal and creekside property

A very different job. A good deal of this housing began as holiday accommodation, chalets and bungalows built lightly for summer use and progressively upgraded to permanent homes.

Roof structures on these vary enormously and some are considerably lighter than a modern equivalent. A survey establishes what the roof can actually carry before anything is specified, and a heavy unit such as a lantern may need structural work that would be unnecessary on a conventionally built house.

They also offer something two storey housing does not. Every room is under the roof, so daylight can go where it works best rather than where it fits, and internal bathrooms and hallways can have a sun tunnel. Access is easy, because single storey eaves are reachable from a tower, which removes the line that most often surprises people on a quotation.

Exposure

Real here, and the specification should account for it.

Stainless fixings rather than plated. A durable factory finish, with aluminium clad timber suiting exposed positions particularly well because the cladding weathers and the timber behind stays dry. And a properly sized, correctly profiled flashing kit with a well lapped underlay collar, because wind driven rain is pushed under a covering rather than running down it and the flashing carries almost the whole burden.

Wind loading is worth checking on larger units and anything that opens, rather than assuming a catalogue figure. A rain sensor on a motorised unit is worth more here than inland, because weather arrives quickly off the water.

The twentieth century village housing

Ordinary work and the easiest of the three. Concrete interlocking tiles, pitches around 30 to 35 degrees, cut roofs on the earlier properties and trussed rafters on the later ones, off street parking and space for a tower.

Check the loft before asking for a quotation. Rafters with a purlin and clear space between means a cut roof and a wide opening is ordinary carpentry. Triangular frames with diagonal webs joined by flat steel plates means trussed, and opening width is limited to the truss spacing unless a designed trimmer is installed. That single distinction decides more about the price than anything else, and a photograph settles it without a visit.

Replacement work

A growing share of what we do across the parish, because sealed units last fifteen to twenty five years and coastal exposure tends to bring that toward the shorter end.

Photograph the data plate on the sash rather than measuring. It is on the top edge of the sash or the frame beside the hinge, and on a centre pivot window rotating the sash brings it into view. Photograph rather than transcribe, because the characters are small and a mistyped code buys the wrong window.

Obsolete sizes are normal on anything of that age and entirely solvable, usually by adapting the opening to the nearest current size and making good the reveal. What nobody should do is force a unit into an opening it does not fit and pack the difference, which lasts about a year before the frame goes out of square.

What to send us

A photograph of the roof, one of the frontage, the address so we can check the listing and conservation position, and the data plate for a replacement. Where the honest answer is that a particular slope will not be consented, we would rather say so before a survey than after.

Because the parish covers such different building types, it helps to be explicit about what each usually turns into.

Listed or timber framed property in the village core. A conservation rooflight, positioned to avoid historic timber, with listed building consent obtained first. Expect months rather than weeks for the permission and several weeks for the unit.

Unlisted cottage in the conservation area. Check the Article 4 position. Where permitted development survives, a standard unit on a rear slope may be entirely acceptable and there is no reason to pay for a conservation product.

Chalet or bungalow near the coast. A survey of what the roof can carry, then usually a straightforward roof window or a sun tunnel. Access is easy and the work is quick.

Twentieth century village house. Establish cut or trussed from a loft photograph, then a roof window in the rear slope or flat roof rooflights over an extension.

Any property with a unit fitted in the 1990s. Replacement, starting with a photograph of the data plate rather than a tape measure.

The one detail that decides a flat roof job

The kerb. At least 150mm of upstand, the deck falling away from it so water cannot pond against the seal, and rigid insulation on the outer face of the kerb itself.

That last item appears on almost no quotation and matters more than the glass specification does, because an uninsulated timber kerb punches straight through the roof insulation around the whole perimeter of the opening. It costs a sheet of board and an hour, it disappears under the covering, and that is exactly why it gets skipped.

Timescales

A like for like replacement into a sound opening is a single day. A new opening with making good is three to four days. A sun tunnel is usually half a day.

In the village core, consent is the long part rather than the fitting. A listed building consent application runs to months, and a conservation rooflight in a non standard size adds several weeks on top. Start the application first, order the unit second, and book the fitting to the delivery date.

On the coastal and creekside property none of that usually applies, and the programme is short: survey, structural check where the roof is lightly built, order, fit.

We do not leave an opening uncovered overnight and we will not start a strip out if the forecast will not allow the roof to be closed the same day. On an exposed site that occasionally costs a day and it has never cost a customer a ceiling.

What to send us

Rooflight and Skylight Installation in St Osyth, specialist rooflight installation in Colchester

A photograph of the roof, one of the frontage so we can see the access, and the address so we can check the listing and conservation position ourselves. For a replacement, photograph the data plate on the sash rather than measuring.

On a chalet or lightly built coastal property, tell us anything you know about the roof structure, because what it can carry decides whether a heavier unit needs structural work and it is not something we can judge from a photograph of the outside.

On a converted agricultural building, the original planning permission if you have it, because conditions about rooflights run with the property regardless of who owns it now.

From those we give an indicative range by email, free and without an appointment, then a fixed written itemised price after survey.

Completed Rooflight and Skylight Installation in St Osyth project in Essex

A survey before a fixed price, and on a lightly built coastal property that survey establishes what the roof can carry before anything is specified.

An itemised written quotation naming the product, the flashing kit, the fixings and the insulation collar. Disposal of what comes out. A ten year guarantee on our workmanship alongside the manufacturer’s warranty on the product.

Where the work is notifiable we handle Building Control, and where listed building consent is needed we prepare the survey, the product drawing and the written description for the application.

Common questions

Asked by people in St Osyth

How restrictive is St Osyth's conservation area?

It covers the old core around the priory, and within it a front-facing rooflight will need an application and a low profile unit. The later housing outside the core is ordinary work. The priory itself and several buildings around it are listed, where consent is a criminal matter rather than a planning one.

What is the exposure like inland of the creek?

Sheltered compared with the open coast but still carrying salt on the prevailing wind. A coastal grade coating is worth specifying, particularly on a lantern, which is the most exposed element on any building.

Are the older cottages difficult?

They need care rather than being difficult. Traditional cut roofs, irregular rafter spacings, frequently no underlay, and sometimes torching, which is mortar applied under the covering as an early weather barrier. All normal on a building of that age and all worth identifying at survey.

How long does listed building consent take?

Months rather than weeks, and it comes before the order rather than alongside it. A bespoke conservation unit ordered before consent is in hand has weeks of lead time and no resale value if the answer is no.
