Dovercourt runs south from Harwich along the coast, largely Victorian and Edwardian seaside development with later housing behind it.

Tall Victorian roofs

The seaside stock here has steep, tall roofs with real volume in them, which makes loft conversions and roof windows practical. They are traditional cut roofs, so a rafter can be cut and trimmed for a wider opening without a structural redesign.

They are also slate and plain tile, which are the most forgiving coverings for a flush or near flush unit.

Exposure

Full coastal. Marine grade powder coat and stainless fixings as standard, and no shortcuts on the flashing detail: wind driven rain from the North Sea finds anything that is merely adequate.

Replacement work

Units fitted here twenty years ago have had a hard life. Frame chalking and seal failure both run ahead of the inland average, so a good deal of our work in Dovercourt is replacement, specified for the coast rather than the catalogue.

Dovercourt is the residential bulk of the Harwich area and, unlike the old town on the peninsula, most of it is unencumbered by heritage designation. That makes it one of the easier places on this coast to fit a rooflight.

The stock runs from late Victorian and Edwardian seaside villas through extensive interwar and post war housing to modern development on the edges. Exposure is the common factor.

The Victorian and Edwardian properties

Steep pitches, cut roofs with rafters and purlins, slate or clay tile. Good roofs for a skylight installation: the pitch does much of the weathering work, openings can usually be formed without a structural trimmer, and the headroom gain from a roof window is generous.

Many are three storey or have been divided into flats. Height means scaffold rather than a tower, which is a real line on the quotation. And a flat has no permitted development rights at all, so a rooflight in one needs a planning application and the freeholder’s agreement, whatever the roof is like.

Underlay is the usual unknown on a roof of this age. Where there is none, the weathering is built around the opening rather than lapped into a membrane. Normal, more work, and it belongs in the quotation.

Interwar and post war housing

Where most of our Dovercourt work is. Concrete interlocking tiles, pitches around 30 to 35 degrees, cut roofs on the earlier properties and trussed rafters on the later ones.

Establish which you have before asking for a quotation, because it decides more about the price than the choice of unit does. Rafters running eaves to ridge with a purlin partway up and clear space between them is a cut roof: a wide opening is ordinary carpentry and the loft is convertible. A repeating pattern of triangular frames with diagonal webs joined by flat pressed steel plates is trussed: a unit narrow enough to sit between two trusses at 600mm centres needs no structural work, and anything wider needs a designed trimmer and an engineer.

Profiled interlocking tiles need a deep flashing kit rather than the flat kit used on slate. A flat kit leaves open voids under the tile channels where it crosses them, and water gets under within a season. It is the most common installation fault we find on other people’s work, it is invisible once the job is finished, and it is where cheap quotations economise.

Coastal specification

The same three adjustments that apply anywhere on this coast, none expensive at the point of order and all difficult to add later.

Stainless fixings rather than plated, because salt air corrodes plated fixings within a few years. A durable factory finish, with aluminium clad timber suiting exposed positions particularly well. And weathering detail sized for driving rain rather than for rainfall, because wind driven water is pushed under a covering rather than running down it.

Sealed units also tend toward the shorter end of the fifteen to twenty five year range in coastal positions, which is worth knowing when deciding between repairing an old unit and replacing it.

Bungalows

There are a lot of them here and they are a genuinely different proposition.

The roof area is large relative to the rooms, so daylight can go where it works best rather than where it fits. Every room is under the roof, so internal bathrooms and hallways can have a sun tunnel, which is the cheapest daylight in this trade. And access is easy, because single storey eaves are reachable from a tower on almost every plot, which removes the line that most often surprises people on a quotation.

Vaulting a ceiling is the most transformative thing that can be done to a bungalow room, and rooflights in the pitched plane are what make it work. It needs structural attention, because the ceiling joists in a cut roof are usually acting as ties holding the feet of the rafters together, and removing them without a ridge beam or collar arrangement lets the roof spread. Where the roof is trussed, vaulting means replacing the structure and it is a much larger project.

Permissions

Straightforward for most Dovercourt houses. A rooflight is permitted development provided it projects no more than 150mm beyond the plane of the roof and does not sit above the highest part of it, with additional obscure glazing and opening restrictions on side elevations facing a boundary.

The exceptions are individually listed buildings, which need consent regardless of slope or visibility, and flats and maisonettes, which have no permitted development rights.

Access

Generally good. Driveways and front gardens on most of the interwar and post war roads, with space to stand a tower at the rear. Tighter in the older seafront streets, where parking is limited and scaffold may need a highway licence.

Replacement work, and reading the data plate

A large share of what we do in Dovercourt is replacing units that have failed rather than forming new openings. Sealed units last fifteen to twenty five years, coastal exposure tends toward the shorter end of that, and a great many went in here during the 1980s and 1990s.

Start with the data plate. Every unit carries one identifying the model and size, usually on the top edge of the sash or on the frame beside the hinge once the window is opened. On a centre pivot window, rotating the sash brings it into easy view.

Photograph it rather than typing it out. The characters are small, several are easily confused, and a mistyped code buys the wrong window. From that photograph we can usually tell you what it is, whether the size is still made, what the options are if not, and a realistic price, without anyone visiting.

When the size is obsolete

Normal for anything of that age and entirely solvable. Three routes.

Adapt the opening to the nearest current size, usually within 40mm or 60mm, packing out or trimming back and making good the reveal. Invisible when finished, and it leaves a standard size for the next thirty years. This is the usual answer.

Find another manufacturer at the old dimension, which suits an opening that is genuinely awkward to alter.

Reframe to a current size, which makes sense where several windows are being standardised or the timber needs replacing anyway.

What nobody should do is force a unit into an opening it does not fit and pack the difference. It survives about a year before the packing settles, the frame goes out of square and the sash stops closing properly.

The glass upgrade you get anyway

A unit fitted twenty five years ago has no low emissivity coating, no argon, an aluminium spacer and no solar control. The replacement has all four as standard, so the room will be warmer in winter, cooler in summer and quieter in rain without paying extra for any of it.

Where the window faces south or west, adding solar control glass at this point costs a modest premium because the labour and access are already being paid for. Coming back for the glass alone later costs nearly as much as the whole replacement.

Blinds, shading and privacy

Three things worth settling before the unit is ordered.

Blinds. Mass market roof windows have clip in blackout, pleated and venetian blinds that fit exactly and cost far less than made to measure. Order a blackout blind with the window where it is going over a bedroom; retrofitting is possible and fiddlier.

Shading. Internal blinds control light and privacy and do relatively little about heat. An external awning intercepts heat outside the glass and is dramatically more effective on a south or west facing unit, though on an exposed coastal roof it needs to be robust and properly fixed.

Privacy. A rooflight faces the sky, so overlooking is rarely an issue except where a property sits below higher ground or another building, which does occur on the sloping streets here. Obscure glazing solves it permanently without a blind and costs a modest premium at the point of order.

Timescales

A like for like replacement into a sound opening is a single day. A new opening in a tiled roof with making good runs to three or four days. A sun tunnel is usually half a day.

What lengthens a programme is the order rather than the work. Stock sizes are quick; made to measure units and lanterns run to several weeks. On a three storey property scaffold has to be arranged, and where it stands on the highway a licence is needed, which takes time.

We plan Dovercourt work as full days rather than short visits, and we will not start a strip out if the forecast will not allow the roof to be closed the same day. On this coast that occasionally costs us a day and it has never cost a customer a ceiling.

How we work

A survey before a fixed price. An itemised written quotation naming the product including coastal grade options, the flashing kit, the fixings and the insulation collar. Disposal of what comes out. A ten year guarantee on our workmanship.

On a coastal property the specification lines matter more than usual, which is why they are named rather than assumed. Stainless fixings and the correct deep flashing profile are the two things a cheap quotation economises on and the two things that decide whether the installation lasts.

Where the work is notifiable we handle Building Control, and where a property is a flat we will tell you at the outset that an application and the freeholder’s consent are needed.

Common questions

Asked by people in Dovercourt

What is the typical Dovercourt job?

A tall Victorian or Edwardian seaside house with a traditional cut roof, or later housing behind. The Victorian stock is the more demanding: height means scaffold, and the roofs frequently have a purlin that decides where an opening can go.

Does the coastal specification apply here too?

Yes. Dovercourt runs along the coast south of Harwich and is fully exposed, so coastal grade coatings and compatible fixings apply exactly as they do at Harwich or Walton.

Are the tall Victorian roofs a problem?

Not a problem, but they set the access cost. On a third storey the scaffold is frequently the largest single line on a small job, which is why doing several units in one visit is so much better value than doing them one at a time.

Is Dovercourt conservation designated?

Parts of it. The protection is heavier in Harwich old town than in Dovercourt generally, but there are designated streets. Confirm the address with Tendring District Council.
