Tollesbury sits on the Blackwater among saltmarsh and creeks, an old sailing and oyster village with a conservation area over the core and later housing behind.

Marsh exposure

Saltmarsh offers no shelter and salt is carried well inland on the wind. Marine grade coatings and stainless fixings are worth taking throughout the village rather than only near the water.

The old core

Period cottages in clay tile and pantile around the square and the lanes running down to the marina. Conservation coverage means flush conservation rooflights on visible slopes, and a pantile roof needs careful soakering to take one properly.

Sail lofts and boat sheds

There are working and converted maritime buildings around the marina, and they have the same characteristics as barn conversions: big roof planes, few wall openings, dark centres. A run of rooflights along a slope suits them.

Tollesbury sits at the edge of the Blackwater marshes, and it is among the most exposed inhabited positions we cover. There is an older village core with a conservation area around the square and the church, the sail lofts and marina area below it, and twentieth century housing filling in behind.

Exposure is the defining factor here and it should drive the specification more than anything else.

What the marsh position changes

Salt. Present in the air most days of the year. Stainless steel fixings rather than plated ones throughout, because plated fixings corrode within a few years here and a failed fixing is a loose flashing. The cost difference is trivial and it cannot be corrected later without opening the work up.

Finishes. Aluminium clad timber suits this position particularly well, because the cladding takes the weather and the timber behind it stays dry. Where a manufacturer offers a higher durability coating as a coastal option, take it, and note that it may be a condition of the warranty.

Driving rain. What matters here is not how much rain falls but how it arrives. Wind driven water is pushed under a covering rather than running down it, which puts almost the entire weathering job on the underlay collar and the flashing kit. A universal kit adequate in a sheltered inland position will let water past here within a couple of winters, and it is precisely where a low quotation saves money.

Wind loading. A genuine calculation here rather than an assumption from a catalogue, particularly on larger units and anything that opens. An open sash is a sail, and the stay and actuator have to hold it in gusts that inland properties never see. A rain sensor on a motorised unit earns its keep more here than almost anywhere we work.

Sealed unit life. Fifteen to twenty five years in an ordinary position, and toward the shorter end here, because the perimeter seal takes more thermal cycling, more wind driven water and more salt. That is worth knowing when deciding between replacing the glass alone and replacing the whole window.

Weatherboard and traditional construction

A good deal of the older village is weatherboarded over timber frame, which is characteristic of this part of the Essex coast. Where that is the case, two things follow.

The frame may be part of what is listed, so an opening is positioned to avoid historic timber rather than cut through it, and the survey establishes where a unit can go before anybody discusses what it should be.

And the building moves. Fixing has to allow for it, because a rigid modern unit clamped into a frame that flexes seasonally is under stress it was not designed for.

Consent

Listed building consent is required for a rooflight on a listed building, always, on any slope, whether or not it can be seen. In the conservation area, permitted development for rooflights on an unlisted house survives unless an Article 4 direction removes it, which is a short enquiry to the council.

Where consent is needed, a conservation rooflight is what gets approved: low profile, upright in proportion, central glazing bar, matt black. On a rear slope screened from every public vantage point a case for a standard unit can sometimes be made, and it is worth asking rather than assuming the more expensive product is compulsory.

The later housing

Ordinary construction and much easier work. Concrete interlocking tiles, pitches around 30 to 35 degrees, cut roofs on the earlier properties and trussed rafters on the later ones, and generally off street parking with space to stand a tower.

Establish cut or trussed from a loft photograph, because it decides more about the price than the choice of unit does. And specify for exposure even here, because a house on the edge of Tollesbury is not in a sheltered position whatever decade it was built in.

Getting here

Tollesbury is at the end of the road rather than on the way to anywhere, so we plan work here as full days. Access on site is generally good, with space around most properties, and the practical constraint is more often the route for a delivery vehicle carrying a large unit than the working position itself.

Since access is a fixed cost shared across everything done on the same visit, it is worth mentioning everything that needs doing at the enquiry stage rather than one item at a time.

What we fit here, and what we would advise against

Four kinds of job, and which one applies is usually clear once the property type is established.

Roof windows into pitched slopes. The mainstay on the twentieth century housing, specified for exposure rather than for a sheltered inland position: stainless fixings, a durable finish, and a generously sized correctly profiled flashing kit.

Conservation rooflights. On listed and Article 4 properties in the older village, where consent requires them. Low profile, upright, central glazing bar, matt black.

Flat roof rooflights over extensions. Where the kerb decides everything, and where the fall matters more than usual because standing water and driving rain together are what work a seal loose.

Replacement. A growing share, and exposure here brings sealed unit life toward the shorter end of the fifteen to twenty five year range.

What we would advise against

A universal flashing kit. On a marshland site that is the single most consequential economy a quotation can make. Wind driven rain is pushed under a covering rather than running down it, so the flashing is doing almost the whole job.

Plated fixings. They corrode within a few years here, and once a fixing has gone the flashing it held is loose. Stainless costs very little more and cannot be retrofitted without opening the work up.

A very large single unit on an exposed south or west slope without solar control glass. It produces a room nobody uses in July, and the fix afterwards costs nearly as much as the original installation.

Triple glazing as a default. It takes the whole unit U-value from about 1.2 to about 0.8, which is real and modest, while adding weight that affects an actuator, reducing daylight transmission, and costing substantially more. The same money on solar control glass, stainless fixings and an insulated kerb does more for how the room actually feels here.

Getting a price

Send a photograph of the roof, one looking up inside the loft, and the address so we can check the listing and conservation position. For a replacement, the data plate on the sash.

Timescales, and working in winter

A like for like replacement into a sound opening is a single day. A new opening with making good is three to four days. A sun tunnel is usually half a day.

What lengthens a programme is the order rather than the work. Made to measure sizes run to several weeks, and where listed building consent applies that is months rather than weeks and comes first.

Winter working here needs more judgement than inland. An opening is never left uncovered overnight and a strip out does not start if the forecast will not allow the roof to be closed the same day, and on the marshland edge the forecast changes quickly. That occasionally costs us a day and it has never cost a customer a ceiling.

We plan Tollesbury work as full days, so it is worth mentioning everything that needs doing at the enquiry stage rather than one item at a time.

What to send us

Close-up of Rooflight and Skylight Installation in Tollesbury framing and glazing
Close-up of Rooflight and Skylight Installation in Tollesbury framing and glazing

A photograph of the roof, one looking up inside the loft, and the address so we can check the listing and conservation position ourselves. For a replacement, the data plate on the sash.

Tell us how exposed the position is and which way the slope faces, because on this coast that changes the specification rather than just the glass. A slope facing the marshes takes weather a sheltered one does not, and it wants a generously sized correctly profiled flashing kit and stainless fixings rather than the minimum.

From those we give an indicative range by email, free and without an appointment, then a fixed written itemised price after survey.

How we work

A survey before a fixed price. An itemised written quotation naming the product, the flashing kit, the fixings and the insulation collar. Disposal of what comes out. A ten year guarantee on our workmanship alongside the manufacturer’s warranty on the product.

On a marshland site the specification lines matter more than usual. Stainless fixings and the correct deep flashing profile are the two things a cheap quotation economises on and the two things that decide whether the installation survives here.

Where consent is needed we prepare the survey, the product drawing and the written description for the application, and where the work is notifiable we handle Building Control.

Common questions

Asked by people in Tollesbury

How exposed is Tollesbury?

Substantially. It sits on the Blackwater among saltmarsh and creeks, so it carries salt and open weather together. Coastal grade coatings and compatible fixings are the sensible specification rather than an upgrade.

Is the old core protected?

There is a conservation area over the old sailing and oyster village, with later housing around it that generally is not. The two need different approaches and the consent position comes first.

What suits a period cottage here?

A low profile conservation rooflight on a rear slope, sized between existing rafters. Salt exposure argues for the best coating specification available on whatever unit is chosen, because a marginal one will not last as long here as inland.

Which council covers Tollesbury?

Maldon District Council. Tollesbury sits on the Blackwater side, so the Colchester answer does not apply.
