Energy efficient rooflights

Can you retrofit better glass into a rooflight?

On some models, and whether it is worth it depends on the age of the frame.

Sometimes, and the question behind it is usually overheating, which is worth addressing directly.

When the glass alone can be changed

Some pitched roof windows have a sealed unit held in a removable glazing bead, so the glass can be swapped with the frame in place.

On other models the glass is bonded into the sash as one component, so the sash is replaced instead. On most flat roof rooflights the glass and frame are one bonded unit and the answer is no.

The code on the data plate tells us which yours is.

Whether it is worth it

Frame under fifteen years and sound: yes. New glass restores the unit and adds solar control if that is the aim.

Frame over twenty years: usually not. You would be putting modern glass into a worn window with hardened seals and stiff hinges, and the labour and access are nearly the same as replacing the whole thing.

Any timber decay: no. Money thrown away.

If the problem is overheating

Solar control glass is the real fix, and where the frame is sound and the model allows it, a glass swap is a legitimate route.

The cheaper alternative is a retrofit film. It works to a degree, and it can affect the warranty, can cause thermal stress in toughened units, and degrades over time. Worth considering only where replacing the glass is genuinely impossible.

An external awning is the other route, and it is technically the most effective because it stops the energy before it reaches the glass.

The lesson

Specify solar control at order. It is a modest cost then and an expensive problem later.

Sometimes possible, rarely the best value

Whether the glazing can be changed depends on the model. Some pitched roof windows have a sealed unit held by a removable glazing bead, so the glass can be changed with the frame in place. On others it is bonded into the sash and the sash is replaced. On most flat roof rooflights the glass and frame are a single bonded unit and the answer is no.

The arithmetic that decides it

Most of the cost of this job is getting to the window rather than the component. Access, setting up, protection and making good are nearly identical whether you change the glass or the whole unit.

Frame under fifteen years and sound: changing the glass makes sense. You get modern glazing in a frame with plenty of life left.

Frame over twenty years: replace the window. A unit of that age has hardened seals, worn hinges and a finish near the end of its life, so new glass buys you the shorter of the two lifespans.

Any timber decay: replace the window, always.

What you would be upgrading to

Solar control, which is the most valuable upgrade and the one people most often want retrofitted, because overheating is what they are living with.

Acoustic laminate, where rain noise over a bedroom is the problem.

A warm edge spacer, which removes the band of edge condensation an aluminium spacer produces on cold mornings.

Obscure glazing, where privacy has become an issue.

The cheaper alternatives for heat

An external awning intercepts the sun outside the glass and is the retrofit answer where the glazing is already in. It is more effective than any internal blind and considerably cheaper than replacing glazing.

Applied solar films exist. They can affect the sealed unit warranty, they degrade, and on a rooflight they are difficult to apply well and difficult to access.

The lesson for next time

Decide the glazing at order. The marginal cost then is small, because the labour and access are already being paid for, and coming back for it later costs nearly as much as the whole job.

How to find out for your unit

Photograph the data plate on the sash. It is on the top edge or on the frame beside the hinge, and on a centre pivot window rotating the sash brings it into view.

From that we can tell you whether the glazing on your specific model is bead held and therefore changeable, whether the sash is the replaceable component, or whether the unit is bonded and the answer is a whole window.

We will also tell you honestly whether it is worth doing. On a frame over twenty years old it usually is not, because the labour and access are nearly identical to a full replacement and you would be putting modern glazing into a worn window.

Where overheating is the problem you are trying to solve and the frame is too old to justify reglazing, an external awning is the retrofit answer. It intercepts the sun outside the glass, which is more effective than any internal blind, and it costs considerably less than replacing glazing.

On a pitched roof window, frequently yes

Most mainstream roof windows hold the sealed unit in the sash with gaskets and beads, so it can be removed and a replacement fitted. Manufacturers supply units against the size code.

That opens a real option: a unit with a warm edge spacer, a better low emissivity coating, solar control, laminated acoustic glass, or self cleaning, fitted into an existing sound frame.

On a window under about fifteen years old with a sound frame, that is good value, because you are buying the improvement without the surrounding work.

Where it is not possible

Flat rooflights and structural glass units, in the great majority of cases. The glass is bonded to the frame with structural silicone under factory conditions, and that bond cannot be remade on a roof. The whole assembly is replaced.

And any unit where the frame, hinges or gaskets are the real problem. Better glass in a tired frame is money on the wrong component.

The limits worth knowing

Thickness and weight. A frame designed for a double glazed unit may not accept a much thicker one, and the hinges are balanced for the original weight. Triple glazing in particular is frequently not a retrofit option.

So the realistic upgrades are within the same overall thickness: a better coating, a better spacer, a laminate, solar control.

Reglaze or replace, by age

Access is frequently the largest line on the job, and it is identical whether you reglaze or replace.

Under fifteen years, reglaze. Over twenty, replace, because everything else in the window is the same age as the glass you are taking out.
