Brightlingsea is a working waterfront town on the Colne, with an old core near the hard, a conservation area covering a good deal of it, and later housing spreading inland.

Two markets in one town

The older cottages and the streets near the waterfront carry conservation constraints and traditional coverings, mostly clay pantile and plain tile. A flush conservation rooflight is the product there, and on a pantile roof it is skilled work: the covering has a deep roll and a flush unit has to be soakered into it carefully.

The later housing inland is an ordinary rear extension market, so flat roof rooflights and the usual questions about fall, kerb height and how many.

Estuary exposure

Less severe than the open coast at Walton, but still salt air. Marine grade coatings are worth taking within sight of the water, and stainless fixings cost very little more than plated ones.

A working waterfront town

Brightlingsea has a denser historic core than most of the Tendring coast. The streets around the hard, Victoria Place and the older parts of the High Street carry a conservation area and a scatter of listed buildings, and behind that sits substantial twentieth century housing running up away from the water.

The two halves need different work, and exposure affects both.

The older core

Steep pitches, traditional cut roofs, slate and clay plain tile, narrow plots and frontages that sit directly on the pavement.

Establish the designation before anything else. A listing removes permitted development entirely and requires listed building consent for a rooflight on any slope, front or rear, whether or not anyone can see it. A conservation area on its own does not remove permitted development for rooflights on a house, but an Article 4 direction does, and directions are common on street facing elevations in towns of this character. It is a short enquiry to the council rather than a judgement call.

Where consent is needed, what gets approved is consistent: a conservation rooflight sitting low against the plane of the covering, upright rather than wide in proportion, with a central glazing bar, in matt black. The profile matters more than the other three combined, and the manufacturer’s section drawing showing how far the unit stands proud is the document that answers the officer’s actual question.

Old clay plain tiles are the most demanding covering we work with: small, double lapped, and brittle when old. A proportion breaks on removal whatever care is taken, and matching weathered handmade tile is difficult. The usual answer is to take sound tiles from a hidden slope and place the replacements there.

Coastal specification

Brightlingsea is exposed and the specification should reflect it.

Stainless steel fixings rather than plated ones, because salt air corrodes plated fixings within a few years and a failed fixing means a loose flashing. Aluminium clad timber units where the position is genuinely exposed, since the cladding takes the weather and the timber stays dry behind it. A high durability coating on any steel unit, checked every few years for damage, because exposed steel corrodes here in a way it does not inland.

Driving rain matters more than total rainfall, because wind driven water is pushed under a covering rather than running down it. That puts the weathering job almost entirely on the underlay collar and the flashing kit, and it is exactly where a cheap quotation economises. A universal kit adequate in a sheltered position will let water past here within a couple of winters.

On larger units and anything that opens, wind loading should be checked against the site rather than taken from a catalogue. An open sash is a sail and the stay and actuator have to hold it.

The twentieth century housing

Away from the waterfront the picture is ordinary and considerably easier. Concrete interlocking tiles, pitches around 30 to 35 degrees, cut roofs on the earlier properties and trussed rafters on the later ones, driveways and space to stand a tower.

Establish cut or trussed before anything else, because it decides more about the price than the choice of window does. Rafters running eaves to ridge with a purlin partway up and clear space between is a cut roof, and a wide opening is ordinary carpentry. A repeating pattern of triangular frames with diagonal webs joined by flat steel plates is trussed, and opening width is limited to the 600mm truss spacing unless a designed trimmer is installed by an engineer.

Profiled interlocking tiles need a deep flashing kit rather than the flat kit used on slate. A flat kit leaves voids under the tile channels that water finds within a season, and it is the most common installation fault we find on other people’s work.

Condensation

Common here, and frequently reported to us as a leak. Coastal air is damp and older waterfront property runs damp.

Water forming evenly across the inner face of the glass on cold mornings, unrelated to rain, is condensation. No work on the window fixes it; ventilation does. An opening at the highest point of a room lets warm moist air leave and draws drier air in through anything open lower down, and it only works if something at low level is open too.

Water forming on the plastered reveal rather than the glass is a different matter and usually is a fault, almost always a missing insulation collar. That is a separate order line, it is the first thing dropped from a cheap quotation, and the symptom appears months later when nobody connects the two.

Access

Tight in the old town: narrow streets, frontages onto the pavement, limited parking, and in places no side access to the rear at all. Scaffold on the highway needs a licence and time to arrange, and where there is no side access, materials sometimes come through the house.

Straightforward on the twentieth century roads, where most single storey work needs no scaffold at all.

Tell us at the enquiry stage whether there is side access to the rear. On a Brightlingsea property that single fact changes the shape of the quotation more than anything else.

What a job costs here

An indicative range by email from a photograph, free and without an appointment. A fixed written price after survey, itemised, which does not move unless the job changes or something we warned you about is found.

Four things move the number on a Brightlingsea property. Whether the opening already exists, because a like for like swap into a sound opening is the cheapest job in this trade. Access, which in the old town is the largest single line and on the twentieth century roads is barely a line at all. The covering, because old clay plain tile is slow and a proportion breaks. And what is found on strip out, which on an older waterfront property is a realistic possibility rather than a remote one.

Doing several units together is the reliable saving, because access is a fixed cost shared across everything done on the same visit. Where access is the biggest line, as it is in the old town, that saving is proportionally larger than anywhere else we work.

What the quotation itemises

The unit with manufacturer, model, size and glazing specification. The flashing kit and which profile. The insulation collar as a named line. Access and who provides it, including any highway licence. Making good and whether decoration is included. Disposal. Building Control where notifiable. And a stated contingency for decayed timber with an indication of cost.

A quotation giving one number against roof window supplied and fitted is not comparable with anything. Where somebody is a long way below everyone else on a coastal property, the usual explanations are a universal flashing kit instead of the correct profile, plated fixings instead of stainless, and no insulation collar.

Blinds, noise and comfort

Three things worth settling before the unit is ordered rather than afterwards.

Blinds. Mass market roof windows have clip in blackout, pleated and venetian blinds that fit exactly and cost far less than a made to measure blind fitted to a reveal. Conservation units generally do not carry those ranges, so budget for a reveal blind from the start.

Shading. Internal blinds control light and privacy and do relatively little about heat, because the sun has already entered the room before the blind stops it. An external awning intercepts heat outside the glass and is dramatically more effective on a south or west facing unit.

Noise. Rain on a roof window is louder than people expect, and on this coast rain frequently arrives driven hard. An acoustic laminate inner pane cuts it substantially, costs a modest premium at the point of order, and cannot sensibly be added later. Over a bedroom it is usually worth it.

Timescales

A like for like replacement into a sound opening is a single day. A new opening in a tiled or slate roof with making good runs to three or four days. A sun tunnel is usually half a day.

In the old town, consent may be the long part rather than the fitting, running to months where a listing applies, with a conservation unit in a non standard size adding several weeks on top. Access adds its own step where scaffold has to stand on the highway, because a licence takes time to arrange.

On the twentieth century roads none of that applies and the programme is short: survey, order, fit. We do not start a strip out if the forecast will not allow the roof to be closed the same day, which on this coast occasionally costs us a day.

How we work

Rooflight and Skylight Installation in Brightlingsea, daylight pouring into a Colchester home

A survey before a fixed price. An itemised written quotation naming the product, the flashing kit, the fixings and the insulation collar rather than describing a rooflight in general terms. Disposal of what comes out. A ten year guarantee on our workmanship.

On a coastal property the specification lines matter more than usual, which is why they are named rather than assumed. Stainless fixings and the correct deep flashing profile are the two things a cheap quotation leaves out and the two things that decide whether the installation lasts here.

Where the work is notifiable we handle Building Control, and where consent is needed we prepare the material for the application.

Talk to us

Send a photograph of the roof and one of the frontage, and tell us the address so we can check the listing and conservation position ourselves. Tell us whether there is side access to the rear. You will get a realistic range back the same working day wherever possible.

Where a job is urgent because water is coming in, say so and we will treat it as urgent rather than putting you in the queue.

Common questions

Asked by people in Brightlingsea

Is the old core near the hard protected?

A conservation area covers a good deal of it, so a front-facing rooflight there needs an application while a rear slope may not. The newer housing away from the waterfront is generally unconstrained. Confirm the specific address with Tendring District Council.

How much does the Colne exposure matter?

Estuary rather than open sea, so less severe than Walton but more than inland. A coastal grade coating is still the sensible specification on anything aluminium, and flashing detail matters more than it would at Braintree.

What suits a waterfront cottage?

A low profile conservation rooflight on a rear slope, sized to sit between the existing rafters so nothing historic is cut. Two modest units frequently read better on a small roof plane than one larger one, and they place more easily around irregular timbers.

Can you work around the tides or the regatta?

Access rather than tides is the practical issue in the old town: narrow streets and limited scaffold positions. We confirm the standing position at survey rather than turning up and finding out.
