Walk-on rooflights

How much does a walk-on rooflight cost?

Several times a standard unit, and the structure beneath is often the larger half.

Substantially more than a standard rooflight of the same size, and the glass is frequently the smaller part of the total.

The glass

A laminated stack of several toughened plies, 40mm to 60mm thick, with a fired-in anti slip surface. More material, more processing, more weight, and usually made to measure.

Over a habitable room this generally means steel, designed by an engineer, to tighter deflection limits than an ordinary opening because glass needs even bearing on all sides.

Design fees, fabrication, installation, padstones and insulating the steel all sit in this line, and on many jobs it exceeds the glass.

Drainage

A walk-on unit is flush, so there is no kerb protecting the perimeter and a drainage channel has to be formed and connected to an outlet. That is real work in the build up around the unit.

Handling

These panels are heavy. Mechanical lifting is usual, which needs space beside the building and a route to it. On a site with no side access that alone can rule out larger sizes.

What moves it most

The load rating, which sets everything downstream. Domestic foot traffic and a terrace carrying furniture are different design cases.

Then the span, then access.

When it is worth it

Where the floor area above genuinely cannot be given up: a small terrace over a kitchen, a light well that is also the route to the garden, a basement that would otherwise be dark.

Where the roof is not walked on, a standard rooflight lights the room just as well for a fraction of the money, and we will say so rather than sell the expensive version.

Walk on glazing costs considerably more than any other rooflight, and the reason is entirely in the glass and the structure rather than in the fitting.

The unit

A laminated build up of three or more toughened plies bonded with structural interlayers, over a sealed cavity and an inner pane, with an anti slip treatment fired or etched into the top surface.

Cost rises steeply rather than proportionally with size, because a larger pane needs a thicker build up to carry the same load over a longer span, and thicker glass is heavier, which feeds back into everything else.

Steel and structural design

Frequently the largest line, and nothing to do with the glazing. A walk on unit is heavy and the opening has to carry it, designed to a stated imposed load with deflection limits tighter than a roof would need.

On a new build that is designed in. Retrofitting into an existing structure means a structural engineer and frequently steel.

Getting it there

A large walk on pane can weigh several hundred kilograms and cannot be manhandled. Crane or glass robot access, and a route to the position, are a real cost that has to be established before anything is ordered.

A property with no side access and no frontage close enough for a lift is a genuine constraint on what size is realistic.

The drainage and thermal detail

Because the unit sits flush rather than on a kerb, a perimeter drainage channel discharging into a working outlet has to be built, and the surrounding surface has to fall away from the unit.

The perimeter also has to be insulated and the vapour control layer sealed to the frame, because a flush unit over heated space is a cold bridge otherwise.

What the loading changes

A domestic terrace specification is one figure. A commercial or public route is higher, with different safety requirements, and it costs accordingly. Vehicle loading is a completely different product again.

The cheaper answer, where it applies

Ask honestly whether anyone will walk on it. A rooflight in a flat roof that is not a terrace and not a route needs to be non fragile, which is a life safety specification at a fraction of the cost.

And ask whether the glazing needs to be in the walking route at all. Moving it to the edge of a terrace frequently turns an expensive engineered installation into an ordinary rooflight.

Why there is no list price

Every walk on unit is made to measure, because openings in terraces and light wells are never a catalogue size, and the glass build up is specified from a structural calculation rather than picked from a range.

That calculation depends on the span, the design load for the actual use, the point load case, and the deflection limit. Change any of those and the glass thickness changes, and glass thickness is most of the cost.

The lines that sit alongside the unit

People price the glass and are surprised by the rest.

Structural engineering. Required, not optional, and it comes first because the opening dimensions depend on it.

Steel. Usually needed around the opening, designed and installed before the unit is ordered.

Waterproofing. The membrane has to be dressed into the unit in the right sequence, which means coordinating the roofer with the glazier.

Drainage. A perimeter channel with a real outfall and a removable grating on a flush installation.

Lifting. A large walk on pane is heavy enough to need mechanical lifting, and where access for that does not exist the logistics become a significant cost of their own.

A flush finish costs meaningfully more than an upstand, because the waterproofing and drainage detailing is far more demanding. On a terrace people actually use it is usually worth it. On a roof accessed twice a year for maintenance it is not.
